Why people are buying now, and what could still go wrong
What makes it harder to buy later
- Established layouts have a paper trail. Phase 1 created the capital’s returnable-plot layouts. Check the actual allotment, registration and services for each plot.
- The government is still pooling land. Pedamadduru had 764 of its 1,018 acres in by mid-September 2026, and the Cabinet has approved new pooling in Mothadaka, Kantheru and Tadikonda for the railway line and the Inner Ring Road. See the current pooling status.
- The political discount has already narrowed. Prices moved after the June 2024 revival, and the statewide revision of 1 February 2025 re-priced capital farmland sharply, with Ananthavaram up about 1,784%.
- The city is being funded and built. The World Bank and ADB have lent $800 million each, HUDCO ₹11,000 crore and KfW ₹5,000 crore. NHAI called tenders for the Outer Ring Road on 2 October 2026, and a fourth package of the railway line went to tender two days later.
- Institutions are signing up. BITS Pilani plans its first intake for 2027 and XLRI has signed up for a campus at Inavolu. Fifteen banks and insurers laid foundation stones in November 2025, LIC signed for office land in September 2026, and the Chief Minister says the quantum computer starts work on 3 February 2027.
And what could still go wrong
- Politics. From December 2019 to June 2024 a three-capitals plan froze this market and farmers protested for 1,631 days. The 2026 Act makes a repeat harder, but the opposition is campaigning on a rival MAVIGUN corridor for the next election. Buy with a horizon of years.
- Unfinished layouts. Many units still have no roads, drains or water. In September 2026 the state raised the money for layout works to ₹1,548.98 crore, but the work still goes street by street.
- Paperwork. In May 2026 about one returnable plot in ten was still waiting to be registered. A provisional certificate is not a title.
- Announcements are not notifications. The airport near Ravela is still waiting for a Cabinet decision, and no company has been picked to build the Inner Ring Road. Price land on what exists today.
Phase 2: seven villages, 16,666 acres
The Cabinet cleared this land on 27 November 2025 for the Sports City, the railway line and station, the Inner Ring Road and institutions. Pedaparimi alone accounts for 5,886 acres. Pooling is going village by village, and the minister expects 80% of the land to be in by the end of October 2026. If your land is here, you can pool it and take back plots plus a yearly payment.
A separate round has started outside these seven villages. The Cabinet approved pooling of 2,344 acres in Mothadaka in August 2026 and another 6,212 acres in Kantheru and Tadikonda mandal in September. What is approved so far.

We check the plot before you see it, not after you like it
We look it up first
Before you travel anywhere, we find the unit and plot number in CRDA's Know Your Plot and lottery records, and we ask the seller for the 9.14 certificate.
Then we take you there
We stand on the plot with you and show you the road as it is today, not the road in the brochure. You will know what is built and what is not.
Use your own advocate
Take an EC from IGRS and a written title opinion from a lawyer you trust, not one we send you to. We hand over every paper they ask for.
The bad news too, in writing
Water that stands in the rain, a plot cut by a road, a registration still pending, assigned land. If it applies to your plot, you get it on paper.

What is under construction, what is only a proposal
We keep this board because half of what is said about Amaravati is a rendering. A plot near a finished road is worth more than a plot near an announcement, and you should be able to tell the difference before you pay.

All updates- First diagrid of the iconic towers done, minister says
Minister Narayana said the first diagrid of the iconic towers is complete, with six floors going up every two months, and that foundations for the Assembly and High Court are nearly ready. He gave October 2028 as the capital's completion target and said finished buildings will open from 11 November. These are the minister's statements, not a completion record.
- CM sets ₹2,000 crore a month for capital works and asks Centre to speed the ORR
At the monthly review the Chief Minister asked for works worth ₹2,000 crore every month. Officials said ₹1,345 crore was completed last month, and the minister put 41,000 workers on 152 projects. He also asked officials to work with the Centre on the Outer Ring Road.
- Fourth railway package goes to tender
Railways called bids for the 28.35 km Vaddamanu–Nambur stretch of the Errupalem–Amaravati–Nambur line, at ₹599.33 crore. Bids are due on 23 November 2026.
- Draft resettlement scheme for land acquisition
APCRDA published a draft resettlement and rehabilitation scheme for land it will acquire for trunk roads, layouts and flood works. Objections are open until 18 October 2026. This is acquisition, not pooling.
